    FDR's Georgia Retreat

    Listings in Warm Springs, GA

Welcome to Warm Springs, the Meriwether County town where Franklin D. Roosevelt found relief in its warm waters and built his Little White House at the foot of Pine Mountain.

Warm Springs is a small city in west-central Georgia, tucked into the southern edge of Meriwether County at the foot of Pine Mountain, about seventy miles southwest of Atlanta. It is best known nationally as the place where Franklin D. Roosevelt found relief from the effects of polio and built a modest retreat that came to be called the Little White House, now preserved as a state historic landmark. That single association has defined the town's character, economy, and place in American history for nearly a century. Roosevelt first came to the community, then known as Bullochville, in 1924, seeking the naturally warm springs that flow from Pine Mountain. The mineral waters offered relief from the infantile paralysis that had struck him in 1921, and he returned often, founding the Georgia Warm Springs Foundation and, in 1932, building the Little White House while still governor of New York. He was visiting Warm Springs when he died in 1945. The foundation he established evolved into the Roosevelt Warm Springs Institute for Rehabilitation, which continues to serve patients with disabilities and remains a major presence and employer in the community. Today Warm Springs is both a working small town and a heritage destination. Visitors tour the Little White House, its historic pools, and the Warm Springs museum, then browse a compact downtown of shops, galleries, and restaurants housed in century-old buildings. Dining ranges from Southern comfort food and barbecue to casual cafes. Just to the west, F.D. Roosevelt State Park, Georgia's largest at more than 9,000 acres, draws hikers and campers to Pine Mountain, with Dowdell's Knob offering a 1,395-foot overlook. Callaway Gardens, a large horticultural resort and preserve in nearby Pine Mountain, adds gardens, lakes, and seasonal events to the region. Public education is provided by the Meriwether County School District, based in Greenville. The city itself remains small, with a population of roughly 465, and it suits people drawn to history, quiet countryside, and access to the parks and gardens of Pine Mountain rather than suburban commuter life. The warm springs, the mountain, and the Roosevelt legacy give Warm Springs a sense of place that far exceeds its size.

    About Warm Springs

    Real Estate & Housing

Warm Springs is a small historic community, and its housing stock reflects that. Homes range from older cottages and bungalows in and around the historic downtown to modest ranch-style houses and, in the surrounding countryside, larger wooded and acreage parcels along the slopes of Pine Mountain. Much of the inventory is single-family and established rather than new-construction, giving the town a settled, unhurried feel. The area's tourism economy and the presence of the Roosevelt Warm Springs Institute support steady local demand, while nearby Pine Mountain and Callaway Gardens draw seasonal visitors. Buyers are often drawn by the combination of history, quiet streets, and proximity to the parks.

    Neighborhoods

Warm Springs is small enough that its neighborhoods are defined by proximity to the historic core and Pine Mountain rather than formal subdivisions. The downtown historic district, centered on the Little White House and the surrounding blocks of shops and century-old buildings, holds many of the town's older homes. Residential streets extend outward toward the tree-covered lower slopes of Pine Mountain, where lots tend to be larger and more wooded. The surrounding Meriwether County countryside offers rural acreage and small farm properties within a short drive. Nearby Pine Mountain and the communities around Callaway Gardens add additional housing options a few miles to the west.

    Lifestyle in Warm Springs

Life in Warm Springs revolves around its history and its setting. The Little White House, the historic warm-water pools, and the Roosevelt Warm Springs Institute keep the town connected to a story larger than itself, while the compact downtown's shops, galleries, and restaurants give it a small but lively commercial heart. Dining leans Southern, from meat-and-three plates to barbecue. Weekends bring visitors touring the Roosevelt sites and the mountain, and the calendar includes local festivals and seasonal events. For residents, the rhythm is quiet, civic, and outdoors-oriented, with hiking, horseback riding, and picnicking at F.D. Roosevelt State Park just minutes away.

    Schools & Education

Public education in Warm Springs is provided by the Meriwether County School District, headquartered in Greenville and serving the communities of Meriwether County including Warm Springs, Manchester, Woodbury, and Pine Mountain. The district serves roughly 4,100 students across eight schools from pre-kindergarten through twelfth grade. The Roosevelt Warm Springs Institute for Rehabilitation, the successor to FDR's Georgia Warm Springs Foundation, is a major specialized-care and rehabilitation facility in the community and a significant local employer. For postsecondary study, residents are within reach of institutions in LaGrange and Columbus and the wider west Georgia region.

    Getting Around

Warm Springs sits about seventy miles southwest of Atlanta, reached via U.S. Highway 27 and Georgia state routes through Meriwether County, with Interstate 185 passing a few miles to the west near Pine Mountain and Callaway Gardens. The drive to downtown Atlanta takes a little over an hour, making the town a weekend retreat for visitors from the metro rather than a daily commuter hub. There is no rail or commercial air service in Warm Springs itself; the nearest major airport is Hartsfield-Jackson Atlanta International. Most residents and visitors travel by car, with Georgia Highways 85 and 190 and the Pine Mountain roads providing local access.

    Parks & Recreation

Recreation in Warm Springs centers on F.D. Roosevelt State Park, Georgia's largest state park at more than 9,000 acres, which spans Pine Mountain and offers hiking on the Pine Mountain Trail, camping, picnicking, and horseback riding. Dowdell's Knob, the highest point on Pine Mountain at 1,395 feet, provides a sweeping overlook and a grilling area built for FDR. Callaway Gardens, just west in Pine Mountain, offers gardens, lakes, walking and biking trails, and seasonal attractions. The historic warm springs and pools themselves are preserved at the Roosevelt historic sites, and the surrounding countryside offers additional opportunities for fishing, hunting, and rural recreation.
